I. SCOPE OF WORK
A. CONCEPTUAL DESIGN
1. Indentify major site features, views, house orientation, access, parking, connection and functionality of interior spaces.

B. DESIGN DEVELOPMENT
2. Prepare design plans for owner’s approval

C. CONSTRUCTION DOCUMENTS
1. Prepare documents for city review and construction
a. Architectural drawings and specifications
b. Architectural site plan
c. Structural engineering, plans and calculations.
d. Mechanical and plumbing documents
e. Electrical documents
D. SUBMITTAL PROCESS
1. Handling Submittal Process
2. Address all city-county comments
E. CONSTRUCTION PHASE
1. Limited Construction phase services
a. Interpret documents prepared by Architect and his consultants
b. Answer questions pertaining to work designed by Architect and his consultants
II. OWNER/BUILDER RESPONSIBILITY
A. Pay all required agency reviews and inspection fees, site plan review fee, building permit.
III. EXCLUSIONS
a. Construction administration
b. Special inspections and field observations
c. Shop drawings and sub-contractor’s submittals review
d. Meetings and site visits other than as included in design development and construction documents phase.
e. Construction cost evaluation
f. Fire Protection
j. Interiors
k. Grading and Drainage Plan
l. Landscape Plan
m. Topographic survey
n. Septic Design.
IV. ADDITIONAL SERVICES
Should additional services of the Architect or his consultants be required, compensation for such additional services will be based on hourly rates:

V. PROJECT APPROVALS
After each project phase owner shall approve plans and documents for design team to move forward to next project phase.
VI. REIMBURSEMENT
In addition to fee for basic services, Owner / Builder will reimburse e-project or the costs of printing documents, CADD plotting, and delivery services except for such items as required for Architect own use and if part of the basic services
Invoice shall be considered PAST DUE if not paid within 15 days after the invoice date and the
E-project may, without waiving any claim or right against the Client, and without liability whatsoever to the Clients, terminate the performance of the services. Retainer shall be credited on the final invoice. Late fee charge at 1.5% (or the legal rate) per month will be applied on the unpaid balance. In the event any portion of an account remains unpaid 90 days after billing, the Client shall pay cost of collection, including attorney’s fee.
VII. OWNERSHIP OF DOCUMENTS
All electronic CAD files prepared by the Architect are an instrument of service and remain the property of the Architect.
VIII. TERMINATION OF SERVICES
This Agreement may be terminated upon 10 days written notice by either party should the other fail to perform his obligations hereunder. In the event of termination, the Client shall pay E-Project for all services rendered to the date of termination, all reimbursable expenses, and reasonable termination expenses.
IX. EXTENT OF AGREEMENT
All of the Architect’s services and obligations under this agreement are to be performed with the care and skill of the Architect’s profession. He shall not be responsible for, or have authority over construction supervision or construction means, methods, techniques of safety, or construction estimates by others.
